The roof is one of the most important parts of a house since it protects everything inside of it. Even slight damage may cause serious problems within the home that may lead to leaks causing moisture, mildew, toxic mold,  and or structural problems, and not to mention household items that may not be able to be replaced such as pictures heir looms etc…. . Therefore, roof damage should not be left unattended but should be taken care of as soon as possible to avoid loss of property, health, and expensive repairs.

Here are some of the things to be looking for that may be signs of roof damage.

Outside Evidence:

  • Hail Bruise - This can be caused by hail that hits the roof.    Note: Most hail hits cannot be seen from the ground.
  • Missing shingles- This can be caused by high winds or incorrect fastening.
  • Buckling- This is a result of the mat absorbing too much moisture and is a common problem with shingles that are organic-based. This could also result from poor ventilation or movement of the roof deck.
  • Damaged Flashing- This could be due to poor installation. It can result from dents due to improper nailing; drying and cracking; and settling of the structure.
  • Curling- This could be a symptom of a lack of back coating and ventilation as well as an improper number of fasteners or using high nails.
  • Algae Growth- This is an easily detected symptom because of the dark discoloration on the roof. The portion where algae are present will turn from brown to black. Algae growth is caused by air-borne algae being deposited on the structure. It doesn’t affect the life of the material; however most homeowners replace the roof because it looks ‘dirty.’
  • Rotting Shingles- This can occur when the mat absorbs too much moisture, which is especially possible with organic-based shingles.
  • Broken Vents, Pipe Jacks or Sky Lights - This can be caused by high winds or incorrect fastening.
  • Dented Gutters – Dented gutters are usually an indication of a hail storm. Look carefully to see if you see any dents on your gutters. Note: Hail may come straight down or from an angle from which way the storm came in. if hail came straight down look at the bottom

Inside Evidence:

  • Dark Spots on the Ceiling- These spots are usually the result of a leak that could be coming from several different points on the roof. The most common areas for such damage include: deck leaks; cracked flashing around vents and chimneys; rafters; eaves, and damaged shingles.
  • Dark Spots on the Wood- Soft areas in the wood’s dark spots mean that there is a current leak.
  • Light Coming Into the Attic or Crawl Space- If the roof is made from broken vents or pipe jacks

Neighbor Evidence:

  • Roofing Yard Signs- Numerous roofing yard signs in the neighborhood usually is an indication that a recent storm has been in the area. Roof damage from a storm could be the result of excessive wind or hail.
  • Numerous branches or leaves in yards - Numerous branches or leaves in a yard – could be a sign of a recent hail or wind storm. Numerous leaves blown out of trees usually is a sign of a bad recent hail storm.
  • Dented Vehicles - Dented vehicles are usually an indication of a recent hail storm. Most hail that can dent a vehicle will usually cause cause a roof to be totaled.
